The best February in….ever!

Here is an email from “the man himself”, our non-competing broker manager.

“The best Feb. ever!!!!!!! 130 deals….188 ends!! You ALL are the GREATEST!!!”

This is someone who does NOT use exclamations, I do, and I almost didn’t want to quote his email to the agents but I had to document the shift to a sellers market and the fact that it is February. An unforeseen amount of activity has sellers seeing the prices they have been holding out for.

We usually start out the year very, very slowly. I can remember watching two other agents’ business in January and they were slotted to return mid-February. Between these two agents’ business, and my business, I was bored stiff. We are all high producers but they (at that time) had the where-with-all to take a vacation,

I was at the office milling about solo with the front-end staff, no showings to book, no offers to deal with. I learned in my coming years that the most successful agents take the third week in January off. Duly noted! (that’s when I got married….third week in January some three years later).

These agents returned all sun kissed and energetic while I had been “keeping watch” on all the lack of action, I was as pale as could be with a sniffle and no excitement for the coming la-t-da market.

This year, 2016, I find myself nine months pregnant with my second child on the way and I have been run off my feet. As I write this, I am four days overdue, showed three different sets of buyers properties this week, removed conditions on a condo and have showings lined up this weekend, did a deal last night and have keys to hand over next week. So much for strategic timing!

Our office tracks productivity in all sorts of fashions but the latest stat to grace our Wednesday (link) morning meetings is that this is the Best February Ever!! I believe it. I found myself in multiple offers on a product that hadn’t even hit the market, yes, we won! Things are moving and the consensus amongst my colleagues is the same – don’t show a home unless you are ready to write because with every day the sales are piling up and the listings are non-existent. Inventory is magically disappearing before you can get your buyers appointment confirmed.

A property that was listed year after year with no action just sold last week in multiple offers and went for ‘way over’…! crazy market, and those buyers that lost out are on the PROWL!!!
