Another Sold Home

Just sold a property on Conklin St. in Penticton

The seller and I go way back – all  the way to kindergarten. He purchased this home in April of 2008 for $322,000. He called around Thanksgiving to ask whether or not he should sell or rent. After my soccer game, in the rain, I went over to his home and we took a good, hard look at the numbers. We viewed all the comparable properties that had recently sold.
He was realistic about the values, and the market, and then decided to list and make the move away from Penticton. We placed his home on the market. This is a super lot at an impressive .26 acre with an older home with dated windows, a touch of cosmetic updating and loads of character.
Through the listing, we discovered, unknown to the seller, who didn’t buy this home through me, the property was encroaching on the neighbouring property and didn’t have the proper permits. This didn’t seem to matter to the city due to the age of the home and the buyers had plans of their own and they were okay with this information. The property sold early this year for $275,000.
