4 Home staging mistakes to avoid

Between the lakes, the peaceful Tuscan-like scenery, the wineries, and the sunshine, the Penticton real estate market is hot – demand is high, and inventory is low. Be smart when it comes to listing your home. Do it right the first time and get the most you can. A simple tip is to ensure your home is as presentable as possible so it can stand out above the rest.

1 – Making it Personal

Although it is hard to resist not having your little ones’ artwork on the fridge, before home showings, it is wise to gently store photographs and paintings away for a simple and fresh look. Whether it be the kids’ artwork around the house, to your wedding photo on the bedside table, these personal touches are what make your house feel like a home. However, when it comes to a house viewing, you want to allow the potential buyer to imagine themselves living in your space instead of being caught up in your family vacation photos. This little tip also extends to your closets ladies, sometimes the negligee should be tucked away and not front and center. We do see a lot when touring homes and a little smirk shared between agent and buyer is fun, but not always in the sellers best interest.

 

2 -Showing off those kitchen accessories

Day to day, you may leave your coffee pot, toaster, blender, and mixer on the kitchen counters,  it is best to store those appliances away ahead of time before viewings. Follow the old fashion rule “less is more,”  it works wonders to have your home looking as spacious and airy as possible.

 

3 -Neglecting the Nooks and Crannies

When potential buyers enter your home, they are more than likely to look in places you wouldn’t expect. The fridge, yes they always open the fridge! When cleaning for potential buyers, don’t forget to clean the nooks and crannies! It doesn’t hurt to spend a little extra time in those hidden areas and make your home stand out above the rest!

 

 4- The air freshener 

As tempting as it may be to go and buy a new air freshener to spray throughout your home before showings to give it that “refreshed” aroma, it may come across as overbearing to some. Many who have allergies find air fresheners to be a touch overpowering and a trigger for those allergies to flare up. It also can hint that you have an odour to hide. So please avoid them!

Here is a quick trick to fill your home with a welcoming soft aroma:

  1. Fill a small saucepan three-fourths of the way with water and bring it to a boil
  2. Add  a touch of vanilla extract
  3. Allow to boil for one minute, turn down the heat to low and let simmer until aroma disperses.

Doing this simple trick approximately 30 minutes before the showing will give off a cozy “fresh baked cookie” aroma in a natural and organic way. This little trick alone will get the potential home buyers feeling right at home from the moment they walk in your front door.
