Finding a home that truly works for every stage of life isn’t easy—but this new townhome development in the south end of Penticton comes remarkably close. Thoughtfully designed and perfectly located, these brand-new three-bedroom homes offer a turnkey, affordable option for families, seniors, and anyone looking to simplify without sacrificing comfort or style.

Set within a growing, family-friendly neighbourhood, daily life here feels refreshingly easy. Elementary and high schools are just across the street and down a block, making morning drop-offs a thing of the past and giving kids the freedom to walk to school. Seniors can stroll to the nearby senior centre, while shopping, dining, and coffee shops are all within a five-minute walk. Skaha Lake, ball courts, parks, and the waterpark are only a few flat blocks away—perfect for summer evenings, morning walks, or spontaneous family outings.

Inside, each home offers three bedrooms, a private entrance, and a single-car garage pre-wired for an electric vehicle charger. The lower level provides convenient storage, an entry closet, and direct access to a spacious, fully fenced backyard—ideal for kids, pets, or simply enjoying outdoor space of your own.

The main floor is where everyday living shines. An open-concept layout creates a natural flow from the luxury kitchen through the dining area and into the living room, where a Dimplex electric fireplace adds warmth and atmosphere. A large patio slider brings in abundant natural light and opens onto a fully covered deck—perfect for year-round BBQs and relaxed outdoor living.

Upstairs, the primary bedroom offers a calm retreat with its own ensuite and tiled shower, while two additional bedrooms share a well-appointed main bathroom with tub and shower. A full-size stacked washer and dryer is conveniently located on this level, easily accessible from all bedrooms.

Finishings throughout the home are clean, contemporary, and designed to stand the test of time. Luxury vinyl plank flooring in warm, neutral tones runs throughout the living spaces, complemented by light gray vinyl tile with a modern concrete-inspired look. Bedrooms feature Shaw’s Wildwood Valley Series carpet in Steel Beam—a durable warm gray with subtle tonal variation. White Dove walls accented with Revere Pewter, light gray cabinetry, and stunning quartz countertops create a timeless palette that’s easy to personalize.

Whether you’re raising a family, downsizing, or simply looking for a walkable, connected lifestyle near the lake, this seven-unit townhome development offers a rare opportunity to call one of Penticton’s most convenient neighbourhoods home.

391 Upper bench Road $699,900

Alright, buckle up if you’re in the mood for a mildly entertaining, somewhat time-wasting peek into what I’ve got to say about this home’s story—because this is exactly why I adore my job. It’s all about the people. My people! I don’t “sell” real estate in the traditional sense. Nope. I simply lay it out there—the dirt, the earth, the structures we humans call home for a while, all tied to some financial give-and-take over chapters of life in Penticton and its surrounding areas. Every person, every property—they’re one-of-a-kind. I’m here to guide folks through the buying and selling process, tuning into their life events and circumstances, for better or worse, because that’s what calls me to this work!
I absolutely thrive when I get to team up with incredible people. The best part? When they trust me—really trust me—because they know I’ve got their back. I’m all in for their best interests, heart and soul. Sure, that doesn’t always win me popularity contests with other agents or the folks on the other side of the deal, but that’s fine. Those are someone else’s people. Mine come first. It’s not just a contractual duty—it’s my promise to prioritize their goals above all else. That’s the gig, and I love it.

Waterfront Minimalist at 266 Alder Ave, Kaleden BC.

As close to the lakefront as you can live!
Offered at $2,200,000.00
MLS 10341351

An absolute gem of a property on Skaha Lake in Penticton, BC!
A smaller turnkey home right on the sandy shores with an aluminum dock is already a rare find, especially in the coveted Kaleden waterfront area along Alder Avenue.
The proximity to the water and the privacy offered by the no-through road and KVR trail adjacency make it a standout spot.
The idea of expanding by acquiring the neighboring property—though not currently listed—adds an exciting vision for someone looking to create a unique estate.
The new septic system is a big plus, even if it’s left the front yard a bit raw for now; it’s a blank canvas for the next owner to craft their ideal curb appeal.
Being in a spec-tax-exempt area sweetens the deal, making it an appealing option for a secondary home, retirement retreat, or investment in the Sunny Okanagan, where waterfront opportunities like this are indeed scarce. What a legacy property this could be with the right imagination!

The Right Property. 230 Ponderosa Ave, Kaleden BC.

Close to an Acre of Lakeview Privacy!

Beach – Across the street, tennis courts and playground too!

Offered at $1,500,000.00 MLS 10314326

Nestled in the sought-after neighborhood on the western shore of Skaha Lake, Kaleden is a charming community renowned for its peaceful ambiance and well kept amenities.

This exceptional property, located in a serene non-Airbnb zone known for its tranquility and seclusion, enchants me with its unique lifestyle offerings. Sitting in the casual dining area, I observe leisurely cyclists along the KVR trail to the south, tennis courts, and a long-forgotten public beach ahead. To reach the town, you simply turn up Lakehill, passing by the historic 1912 building, always a sight to behold with its allure and history. I can’t resist stopping at Doug’s Homestead on the way or fueling up if heading towards the coast.

As a realtor, my favorite aspect is connecting with people and properties. Each year, there’s always that ONE special property where I get to match the perfect buyer.

This property is that gem. If you’ve been keeping up with my annual private home listings, you might find it intriguing that the current owners were the former owners of my Parsons Orchard, which garnered significant attention. They also previously owned property on the Skaha Waterfront. These sellers, experienced residents of South Okanagan, have a knack for selecting homes and are now prepared for their ultimate downsizing.

This privately purchased home hasn’t been on the market before and does not fall into the need to sell held solely for rental purposes category; it’s a HOME.

A truly thoughtful architectural marvel. Yes, forgive my excitement, but this year’s marketing highlight, located opposing Highland Drive, meets all the criteria that discerning buyers in the high-end market are waiting for. And yes, you deserve it all; you just have to wait for the right moment. Here it is:

  • Nearly an acre
  • Private
  • In-law suite
  • Single-level living
  • Lake view
  • Walking distance to the lake
  • Double-car garage
  • RV parking
  • 3 bedrooms upstairs
  • Ensuite bathroom
  • Walk-in closet
  • Spacious rooms
  • Two furnaces -one up- one down
  • Hot water on demad
  • A/C electric
  • Formal and informal dining areas
  • Seamlessly integrated indoor-outdoor functional layouts
  • Pantry or butler’s kitchen with Laundry (so cute!)
  • Potential to add a pool but the lake is just a minute away – 2 mins if walking.

The property’s exposure to the afternoon sun is delightful, making me lose track of time during the listing appointment, enjoying the pleasant environment, stunning views, and the friendly dog on-site. With a fully fenced oasis safeguarding the flora from deer, thanks to collaborative efforts from the neighbors above, this property offers a distinctive appeal.

Perched above the KVR trail with tennis courts and a public beach in sight, it’s a haven for sports enthusiasts. Considering marketing strategies, I’m torn between highlighting the array of nearby activities – tennis, beach outings, lakeside biking, picnics, the historical 1912 site, Linden Gardens, Skaha Lake shore, water sports, as well as a cozy artist’s room and an in-law suite adding to its allure.

The Kaleden community, comprising both new and familiar faces, eagerly awaits the listing going live! The tulips and soaring ceilings stand ready for showings to begin, sharing in the excitement for the grand unveiling of 230 Ponderosa Ave, Kaleden BC, now open for viewing.

You know when you finally finish the honey do reno list and then decide to relocate to another area-

These guys know that feeling all to well as they sit back and relish the delights of their hard work and kick their feet up.

So we offer this gem of a listing at a ridiculous price to make a quick move – now or never is the definition of this offer!

Start the car before the seller changes their minds! His logging truck load sits there taunting their future home without a wood burning fireplace that they are all set up and were sooo looking forward to!

For my realtor friends out there, you know when you take a listing and the seller sits back and looks at it thinking, uh wait a minute, what are we doing?!

Private acreage just off Mclean Creek Road. Dusty Mac Mines, if you know then you know cause it took me 35 years to discover the hidden swimming spots in these hills and are they ever a paradise to picnic at!

I was the listing agent when these sellers, a couple, bought one of my favourite Spence Brothers built homes. Occupied first in 2020! This couple have decided, reluctantly , to leave their gorgeous home for work relocation!
Sorry, not sorry!?
They enhanced the yard by fully fencing it, and landscaping. The home they added a custom master bedroom closet (this would take anyone at least a year and $10k to try and replace). I love the white, glass and gold!
This is the first home I walked back into and loved it even more than when it was brand, brand new. The homes around it are now built out with occupancy and the view was not impacted at all.
It was the PRIMO purchase of them all!
These sellers somehow made it look bigger – There is so much space, and truly this home is and has always been meant for a family! – You know who you are!!!
  • Main level has open concept kitchen
  • Features modern classic blue island and well laid out
  • All quartz countertops
  • Walk in Pantry
  • Gas Stove
  • Wine fridge
  • Gas fireplace that is stunning
  • Large spacious deck that gives access to good sized yard
  • Large deck off of Master and open area up
  • Unfettered lakeviews!
  • 2-5-10 Home Warranty
  • Brand New Home
  • Extremely Energy Efficient
This home was the most family friendly home of the five or six I have sold that were built by Spence Brothers. The builders are well known and respected high end home builders local to the area.
The home has home warranty with local builders who you will literally run into (as I did when I went to list this place).
Friendly faces who frequent the area and have a home-office across the street. Right across the street, I couldn’t get them to release all their builds as they kept one in the family!
Nice to have them on standby and yet not needed unless its to check the ski conditions 🙂
The Ski hill is just an hour away, and the lake is right below!
The builders here have now sold out their  portfolio in Prestigous Vintage Views.
Without giving too much away, this area has a very under used family friendly playground and pond hockey location that I will be shamed for advertising.
Family and friends in this area enjoy the quiet natural setting I know all to well!

I grew up in this area and it is set in a natural mountainous yet developed area where all the homes have unique parcels of lakeview land.

This home is set above them all and features multiple lakeview exposures.

Gallery

The best land, the largest parcels… (wait for it)…

HAVE ALL BEEN LIVED IN!

And the people who owned those homes suffered through interest rates at 18%. They weren’t
watching home reno shows, they didn’t have Pinterest, and they weren’t looking to flip their
house.

Now, these homes have older cabinets and appliances that look ancient because they didn’t
need to be replaced every 1.7 years. They may be sponge-painted hideous colours, with
panelling and beadboard.

These homes have amazing proximity to town and amenities, and a view that will leave you
breathless. But they’re not yet renovated. This is an opportunity for you to put your own stamp
on it!

I do find it interesting to see what sells for $1.5 million without even a yard (and yes, I’m guilty
of profiting as a listing agent of these homes).

But personally, I’m way too forgetful with my grocery list to live 15 minutes out.

With 2 little kids in different sports and activities, that kind of distance just isn’t an option.

I need convenience, and the ability to grab maple syrup in a 10-minute return trip before my 5-
year-old changes his mind on eating breakfast.

I also want privacy.

I can be social, but maybe not in a yard with six other homes looking in on me……

SO, when a house with a great location comes available, here’s my advice:

1. Build your own equity
2. Don’t pay through the nose for someone else’s reno that’s not really your taste
3. Enjoy an amazing yard—with some privacy

Think about a family moving to Penticton. They like a busy lifestyle with easy access to the KVR
trail and enjoying a few rounds of golf at the 9-hole course. They want to grab a Starbucks, float
the channel, run to and from the beach, watch games at the SOEC, and maybe even take in a
billet or two.

They can have their kids attend the Okanagan Hockey School summer camps, and be able to watch their kids walk to the park at the end of the
street. That kind of Okangan  lifestyle is well worth the deferred maintenance – time to build some sweat equity and call yourself a Penticton Local!
