Buying a home in Penticton?

Many home buyers start their search online. As a real estate professional, I am submerged in information and scenarios, war stories and successes.  I wish I could share all the situations I am involved with or hear about from colleagues. I can, however,  promise you that every experience helps me be a better agent and a more skilled agent. Each day is exciting and new, some frustrating and some rewarding, some both.  I often forget that not everyone deals with buying homes every day, but I do.  SO you see a few shows on TV, you read a few articles online and voila you are ready! Yes, you may be ready but for someone who has sold over 200 homes, drafted over 200 contracts and worked with hundreds of home buyers, home sellers, and homes. I, admittedly am still learning.

I have a few tips that may help you.

  1. You don’t know what you do not know
  2. Canada and the US are different.
  3. There is nothing real abut reality TV
  4. Real estate province to province can vary. (We are working on that!)

I have acted on behalf of an out of province real estate agent, and the documents are different, loading the listing is different on the MLS system. Some forms are mandatory in some areas, and some are coming down the pipeline to BC.

I have been selling homes for over a decade. Nothing can replace hiring a real estate professional to act on your behalf, even having a real estate agent represent you, I recommend some online resources.

Check out the Genworth Canada website. Genworth is Canada’s largest private insurer. When a buyer has less than 20% down the mortgage needs to be insured. Your bank or broker will approve you, and then they send the deal to an insurer, and the insurer sharpens the pencil because they are insuring the mortgage. I find that Genworth Canada is hands on. They provide tons of information for homebuyers to make informed, educated decisions.
