I was looking for a realtor in the Penticton area I live in Gibsons, I found Dori online after doing a google search from which she appeared on the first page.
Dori started sending me listings over email.
When I first met Dori I thought hmmm....she looks pretty young. I had my doubts, but after a short amount of time spent with Dori it became very clear that she had a lifetime of local knowledge of the neighbourhoods and developments. She was one of the top realtors in her office and had the awards to prove it!
We were in the market for a newer home. Dori drove me around and explained the all of the new developments. Dori knew the pricing, the developpers, builders and what other projects they had participated in, she knew the builders reputations, length of time on the market and the history of all the new developments. She knew which ones were experiencing problems such as shotty tile jobs, poor management, and elevator issues. We didn't bother looking at small boxy overpriced condos, we knew which buildings had great contingency funds, and which ones had the most re-sale value potential.
As it turned out on the day of closing there was a discrepancy over who was responsible to pay the GST as this is my secondary residence yet is still owner occupied. The sellers tried to back out at closing because the buyer (me) was not responsible for any gst as per the contract. Dori had untouchable contract writing skills, she drafted an enforceable contract that was airtight and as it turned out it didn't cost me a dime. It was all in how Dori carefully drafts contracts for her clients and understands the legal jargon that saved me $.
I had a young, savvy, smart realtor who was focused and had my best interest at heart.
